For some years rural areas in Poland have been undergoing significant structural, spatial and economic changes. Farm concentration is in progress [Hałasiewicz, 2011], the average area of farms has increased by more than ten percent and apart from traditional rural - urban migration also urban - rural mi-gration has appeared [GUS, 2011], which results or may result in spatial conflicts. This work describes the influence of the land consolidation process on mul-tifunctional and sustainable development of rural areas. It has been determined that multifunctional and sustainable development of rural areas requires complex consolidation works with respect to significant territories that will allow to expedite the development of agriculture, as well as of other functions of a given terrain. The research was conducted in Cegłów commune (gmina - first level of local self-government in Poland), miński poviat (powiat - second level of local self-government in Poland), mazowieckie voivodship (województwo - third level of local self-government in Poland). The "urban sprawl" phenomenon has intensified since the 90s and lasts to these days. At present, it is one of the most significant changes to the spatial structure of contemporary metropolitan areas. This paper analyses the possibility of applying the procedures of consolidation and partition of real property for the purposes of rational spatial management of real estate destined for housing de-velopment in selected Warsaw suburban areas. It has been concluded that the procedures of consolidation and partition of real property, initiated ex officio (where the consolidated or partitioned areas are destined in the land use plan),may facilitate the development of the relevant areas and improve the quality of life of their inhabitants. The analysis has proved that spatial conflicts take place in the investigated areas, which may well be settled or limited by the complex spatial planning, supported by the formalized procedures of real estate consolidation or partition with respect to areas destined for housing, as well as by land consolidation procedure, which is essential for the development of agricultural areas. Designation of lands for development is a vital process. Regrettably, natural conditions are often disregarded in spatial planning. The research focuses on the analysis of soil conditions and relief for the purposes of exclusion of lands from development. It was assumed that lands of excessive soil moisture content and wetlands are often located in depressions. Such lands should be excluded from development or actions should be taken to limit the negative impact of the said factors. It was also investigated, whether such lands are considered in communal studies of conditions and directions of land use. SAGA-GIS and ArcMap software was used in the research, as well as data computed in OCTAVE environment. The research proves that the existing as well as contemplated development plots are sometimes located in areas of poor bearing capacity, excessive soil moisture content, as well as in closed drainage basins. It should be emphasized that the research results unambiguously indicate that analysis of suitability of given terrains for development is not taken into consideration for the purposes of drafting spatial planning documents. It is currently expected that rural areas will constitute attractive and interesting places for working, living, leisure and agricultural activities, as well as havens of unique natural, landscape or cultural values. Development of rural areas is to facilitate the improvement of countryside spatial planning. Soil conditions and relief significantly influence rural development policy, including, without limitation, rural management works. The purpose of the research was to develop the desirable functional and spatial structure of the investigated area, taking into consideration its soil conditions and relief. It was assumed that natural conditions determine, in considerable degree, possible directions of multifunctional development of rural areas. The analysis allowed to indicate the possible guidelines for further development of Giedlarowa, as well as the necessary actions that will improve living and agricultural conditions in the village. The purpose of the research was to indicate lands suitable for development on the basis of analysis of soil conditions. It was assumed that in rural areas soil conditions constitute one of the most important factors that influence development and the inevitable city sprawl. Detailed research based on soil-agricultural maps at a scale of 1:5,000 and the base map was effected for the geodetic units of Koprki and Michałówek, Ożarów commune, Western Warsaw poviat. Multi-criteria analysis was performed, on the basis of which the terrains most suitable for development were indicated, taking into consideration land bearing capacity, moisture content, land protection and public transport connections. Similar research for the whole Western Warsaw Poviat was performed afterwards. The analysis was based on data derived from soil-agricultural map at a scale of 1:50,000 and from Topographic Objects Database BDOT 10k. The research showed that due to advantageous location, short distance from Warsaw and good public transport connections arable lands of highest quality and agricultural suitability, protected under the Act on Protection of Forests and Agricultural Lands, are often designated for development. The process of space development in rural areas is determined among others by urban planning and development of the transportation network and agricultural production, as a consequence leading to a change in the function and value of land. The assessment of the potential of the natural environment permits the determination of the scope of activities ensuring multifunctional and sustainable development of rural areas. The objective of the study was to determine the potential of the natural environment for the purposes of rural development, and particularly the co-existence of the tourist and agricultural functions. The study applied methods of valorisation of the natural environment and agricultural space known from the literature. A modification was introduced aimed at the optimal determination of the environmental potential of the study area. The research was conducted in area Brwilno, commune Stara Biała, district Płocki, province Mazowieckie. The valorisations were performed by means of point bonitation, ascribing points to each of five elements in the assessment of both tourist and agricultural potential. Over the recent years, rural space has been a subject to continuous changes, both at the structural and qualitative level. The way Polish rural areas look today results from long-lasting changes determined not only by historical, but also social or economic factors. The areas currently face a number of problems, including unfavourable ownership structure.The purpose of the study was the analysis of the spatial structure of agricultural parcels, and the assessment of its effect on the possibilities of development of selected study areas. Spatial analyses were performed, providing the basis for the determination of the urgency of conducting arrangement-agricultural works with the most considerable impact on the development of the areas. Two rural areas were selected for the study: Jabłonów in Brzeźnica commune, Żagański County, Lubuskie Voivodship, and Gardzienice Pierwsze in Piaski commune, Świdnicki County, Lubelskie Voivodship. Continuous economic development and expansion of urbanised land result in changes in land use. The rules of protection of arable and forest land, as well as reclamation and improvement of the useful value of land are regulated by the act of 3 February 1995 on the protection of arable and forest land with further amendments. The act particularly specifies the rules of changes in the purpose of arable and forest land, and rules of exclusion of arable and forest land from production. The change of purpose and exclusion of land from production are two basic legal instruments which must be considered by all entities planning for example conducting building investments on arable and forest land.The article presents the issue of the exclusion of arable land from production in the context of updates of land and building register. The scale of exclusions of land from production in Poland was determined.
